Marketing

The lead offer. The easiest win to see in one meeting.

Offering memorandums and flyers

Landscape OMs, brochures and flyers in your brand standards, built from your notes and cell phone photos, with a comps page when the price needs defending. Proofed at full page size, never on thumbnails.

Crexi e-blast campaigns

Campaign series to your contact database with real headlines in place of "CRE Opportunities," your exclusion list applied, built and ready to send.

You review and approve before it goes out.

Broker listserv posts

Listing posts in the format your local broker list expects, the way I post to the Central Texas broker list every week.

You review and approve before it goes out.

Crexi and LoopNet listing copy

Listing drafts written and ready to paste, so a new listing goes live the day you sign it.

You review and approve before it goes out.

Crexi listing tune-ups

Each listing worked through the gaps Crexi flags: missing fields, photos, descriptions and documents. Your listing team on Crexi is never touched.

You review and approve before it goes out.

Website inventory

Your listings synced from Buildout or your inventory sheet to your website and Crexi. Listings that are off the market come down, and any listing where the source and reality disagree is flagged for you to confirm.

Runs on a schedule you set.

Social posting

New listing, under contract, closed and price change posts, plus weekly market commentary, scheduled a week at a time through Blotato to the pages you choose.

Runs on a schedule you set.

Newsletters and email campaigns

A monthly Constant Contact newsletter and listing campaigns.

You review and approve before it goes out.

Website and AI search visibility

Submarket pages, articles and quarterly market reports, schema markup and settings that let ChatGPT, Claude and Perplexity read your site.

You review and approve before it goes out.

Maps, exhibits and graphics

Aerial and parcel exhibits from county GIS, site and access exhibits, announcement graphics and event evites.

Sales and prospecting

Leads worked the same way every time, so nothing depends on a good week.

Monthly foreclosure pipeline

Commercial trustee sale postings for your counties pulled each month, verified at the appraisal district, loaded into your CRM with borrower, lender and trustee, plus a lender call sheet and a BPO offer to the trustee's attorney.

Runs on a schedule you set.

Crexi inquiry replies

Every Crexi inquiry gets a broker-level reply drafted the same hour and logged to your CRM with its source.

You review and approve before it goes out.

Listserv needs matched to your listings

Buyer and tenant needs from the broker listserv checked against every listing you hold, with a reply that says plainly which listings fit and which don't.

You review and approve before it goes out.

Website lead desk

Website and referral inquiries answered the same hour and logged with how they found you.

You review and approve before it goes out.

Recent-sale screen and circle prospecting

Neighboring and target owners pulled from county GIS, screened by deed date, and matched to the right ask for how long they've owned.

You review and approve before it goes out.

Lease expirations and capital signals

Lease expiration lists, ownership contacts and loan maturity signals worked into outreach queues.

You review and approve before it goes out.

LinkedIn outreach

A weekly list of who to contact, with connection notes and follow-ups written for the agent to send personally.

You review and approve before it goes out.

Research and valuation

The part no software company will match: every county figure read from the source.

BPOs and BOVs

Sale, lease or combined opinions, each parcel valued alone and together, with tax remedies flagged. The value conclusion stays with your licensed agent.

You review and approve before it goes out.

Appraisal district lookups

Values, acreage, ownership and legal descriptions read from the appraisal district in the same session, with the source and tax year named next to every figure.

Built into every skill that touches a county figure.

Comps

Sale and lease comps from your own sources saved in one grid, with any comp that couldn't be verified flagged.

You review and approve before it goes out.

A pulse on the market

A weekly market brief from the news sources you name, ready to send to clients or post.

Runs on a schedule you set.

Underwriting and land memos

Whether the deal pencils, plus zoning, platting and utility notes in two versions: plain language for the owner and a working memo for the broker.

You review and approve before it goes out.
Category

Admin and transactions

The paperwork that eats evenings, done on your forms and your terms.

Letters on your letterhead

Client letters, owner updates and notices drafted in your voice on your own letterhead template.

You review and approve before it goes out.

Listing agreements, LOIs and leases

Completion sheets keyed to your own TXR forms and paragraph numbers, LOIs and counters, and redline rounds tracked by revision.

You review and approve before it goes out.

Renewals and amendments

Language your attorney approves once, filled for every tenant after that, with renewal reminders on the calendar.

You review and approve before it goes out.

Every document saved to your Drive or SharePoint under one naming convention as it's produced, and existing deal folders sorted into the same structure.

Set up once, then automatic.

Signing packets

DocuSign packets assembled with the IABS last.

You review and approve before it goes out.

Network

Relationships still win listings. This keeps the calendar full and the follow-up done.

Networking and CRE events

A weekly list of association, chamber and industry events in your market, with the ones that fit your goals marked and added to your calendar when you say so.

You pick what goes on the calendar.

Property Exchange in a Box

The format, sponsor pitch, sign-in sheet, monthly flyer and recap to start a broker property exchange in your market and keep it full.

One-time playbook.

Networking map

Which rooms fit which goals, with a one-year calendar so membership turns into deals instead of dues.

One-time plan.
Every install

Mac at home, Microsoft at work

At home: a Mac and Google

Gmail, Google Drive and Calendar on a MacBook at the kitchen table.

At the office: Windows and Microsoft 365

Outlook, Word and the shared drive, often with IT controlling what can connect.

The system runs in your Claude account and your Drive, not on one computer. Start a flyer at home Sunday night and finish it at the office Monday morning without emailing yourself a file. When IT has Outlook locked down, the install includes a Google path, set up only with the broker-owner's written approval.

Every install

The foundation

A house rules file written for your shop, so every job knows your name, license numbers, brand, terms, forms and file naming before it starts. Saved skills for repeat jobs. HubSpot pipelines with lead source tracking. Your website in your own GitHub and Cloudflare accounts. Scheduled tasks. A written playbook and two recorded training sessions.

What it doesn't do: device repair, IT support or bookkeeping. Every account stays in your shop's name, and I never ask for a password.

I take one shop per market. See if yours is open.

Twenty minutes, one of your own listings, no slides.
